The three things every foreign buyer asks first.

“Is my nationality allowed?”

Mostly yes. Taiwan checks whether your country lets Taiwanese citizens buy there. Most Western countries, Japan and Korea pass. Hong Kong passes with conditions. Vietnam, Indonesia and Macau don't.

“Does buying get me residency?”

No, and anyone who says otherwise is selling you something. Property and immigration are separate systems. Sort your residence route first; the mortgage and tax picture gets much easier.

“Will a bank lend to me?”

With a residence permit and Taiwan income, banks typically lend 50–70% over 15–20 years. Without a permit, plan on cash or a Taiwanese guarantor. We get you pre-assessed before you make an offer, but the bank only gives its final decision after the contract is signed, so the contract should include a financing clause. Banks that commonly lend to foreign buyers include DBS, HSBC and Fubon, and a Taiwanese guarantor greatly helps approval.

Before you start

Six things that work differently in Taiwan.

Most surprises for buyers and tenants from abroad come from these points. Our advisers raise them at the first meeting.

Your loan is only final after you sign

In many countries you get approval in principle before you commit. In Taiwan the bank only gives its final answer after the sale contract is signed and the property is valued. A pre-assessment helps, but it is not a guarantee, so the contract should include a financing clause.

A guarantor makes a real difference

Foreign buyers get approved far more easily with a Taiwanese guarantor. Banks that commonly lend to foreigners include DBS, HSBC and Fubon. Even a positive preliminary estimate is not a 100% approval.

Company leases: 10% + 2.11% withheld

When a company rents a home from an individual landlord, it withholds 10% income tax and a 2.11% supplementary health-insurance premium from the rent. Agree in writing whether the rent is stated before or after these deductions.

Rural land can be restricted

In rural districts some purchases are limited, especially where road access is not legally secured or the land is classed as slopeland. We check zoning, road access and slopeland status before you make an offer.

Allow 3 to 5 months with a mortgage

From offer to handover, a purchase with a bank loan usually takes about 3 to 5 months, longer than many buyers expect.

Check repair duties before fixing anything

If something breaks in a rental, first confirm who is responsible under the lease before you arrange or pay for the repair.

How a purchase runs

Six steps, about 3 to 5 months with a mortgage.

    Check eligibility

    We confirm your nationality is on the reciprocity list and that the property is not restricted land.

  2. 02

    View and negotiate

    English viewings, registered-price data for every building, and a written offer with a financing clause.

  3. 03

    Sign the contract

    Reviewed by our in-house land administration agent. Escrow is available so your deposit sits with a bank, not the seller.

  4. 04

    File with the land office

    We prepare the foreign-acquisition file: passport or ARC, contract, tax clearance and reciprocity documents.

  5. 05

    County approval

    The city government must approve or reject within 14 working days of acceptance.

  6. 06

    Pay taxes, take title

    Deed tax and stamp duty are paid, the transfer is registered and you receive the title deed.

Can foreigners buy property in Taiwan?

Yes, if your country grants Taiwanese citizens the same right (the reciprocity rule in Land Act Article 18). Japan, South Korea, most US states, the UK, Germany, France, Canada, Australia and New Zealand all qualify. Hong Kong permanent residents qualify conditionally. Nationals of Indonesia, Vietnam, Cambodia, Myanmar, Brunei and Macau generally cannot.

Does buying a home give me a residence permit?

No. Property ownership and immigration are separate systems. Even with a permanent residence card you remain a foreign buyer for registration purposes. Residency comes through work, marriage, investment in a company, or professional-talent routes.

Can I get a mortgage as a foreigner?

Usually, if you hold a residence permit valid for six months or more and have Taiwan income. Banks typically lend 50–70% of the price over 15–20 years. Without a residence permit most banks decline, and buyers pay cash or add a Taiwanese guarantor. Banks that commonly lend to foreign buyers include DBS, HSBC and Fubon, and a Taiwanese guarantor greatly helps approval. The bank only gives its final decision after the sale contract is signed.

How long does a purchase take?

With a mortgage, about 3 to 5 months from offer to handover. Part of that is the county government's approval of a foreign acquisition, which must come within 14 working days after the land office accepts the file. Build that wait into your handover date.

Do I pay the same taxes as a local?

The same taxes apply: deed tax, house tax, land value tax, land value increment tax and the consolidated housing and land income tax on resale. The main difference is that most foreigners cannot claim the 0.2% owner-occupier land tax rate, which requires household registration.

Are you a licensed agency?

Fusheng Real Estate Co., Ltd. is a registered company and a franchise store of U-Trust Realty (有巢氏房屋). All 17 advisers hold the national sales licence or broker licence, and three are licensed land administration agents.
