In many countries you get approval in principle before you commit. In Taiwan the bank only gives its final answer after the sale contract is signed and the property is valued. A pre-assessment helps, but it is not a guarantee, so the contract should include a financing clause.
Foreign buyers get approved far more easily with a Taiwanese guarantor. Banks that commonly lend to foreigners include DBS, HSBC and Fubon. Even a positive preliminary estimate is not a 100% approval.
When a company rents a home from an individual landlord, it withholds 10% income tax and a 2.11% supplementary health-insurance premium from the rent. Agree in writing whether the rent is stated before or after these deductions.
In rural districts some purchases are limited, especially where road access is not legally secured or the land is classed as slopeland. We check zoning, road access and slopeland status before you make an offer.
From offer to handover, a purchase with a bank loan usually takes about 3 to 5 months, longer than many buyers expect.
If something breaks in a rental, first confirm who is responsible under the lease before you arrange or pay for the repair.

Yes, if your country grants Taiwanese citizens the same right (the reciprocity rule in Land Act Article 18). Japan, South Korea, most US states, the UK, Germany, France, Canada, Australia and New Zealand all qualify. Hong Kong permanent residents qualify conditionally. Nationals of Indonesia, Vietnam, Cambodia, Myanmar, Brunei and Macau generally cannot.
No. Property ownership and immigration are separate systems. Even with a permanent residence card you remain a foreign buyer for registration purposes. Residency comes through work, marriage, investment in a company, or professional-talent routes.

With a mortgage, about 3 to 5 months from offer to handover. Part of that is the county government's approval of a foreign acquisition, which must come within 14 working days after the land office accepts the file. Build that wait into your handover date.
The same taxes apply: deed tax, house tax, land value tax, land value increment tax and the consolidated housing and land income tax on resale. The main difference is that most foreigners cannot claim the 0.2% owner-occupier land tax rate, which requires household registration.
